Only persons with a valid charge card can make a reservation and that person understand they are responsible for any and all damages that occur during the reservation.
Split payments are available during reservation.
After receiving full reservation amount, at that time your DIRECTIONS & DRIVING INSTRUCTIONS will be sent to you.via email. Cabins are secured with combination locks, combinations will be sent prior to arrival for easy access.
Rates shown for each cabin are with the understanding that occupancy will not exceed agreed occupancy made during reservation. Failure to comply will be an additional $10 per person/per night charge and over occupants will be asked to leave the property if owner determines there are unsafe conditions.
Rates are figured on 2 night minimum reservation, Holidays may require 3 nights minimum.
Last minute ONE NIGHT STAYS are considered depending on the cabin and the date and an additional “cleaning fee” may be added. The cost of cleaning is $30.00 to $50.00 depending on the cabin.
CHECKING IN BEFORE 4PM, OR CHECKING OUT AFTER 10AM without permission from owner may incur an additional FEE of $50 per hour fee. WHEN our cleaners arrive at 10 AM check out time and find your personal belongings, they will be bundled up and placed in the living area and Morning View is not responsible for them. We often contact renters and encourage them to stay later if cabin is not scheduled for rental that day. We also allow early arrivals when possible , we will contact you via phone on day of arrival to let renter know.
No pets allowed.
No smoking inside, for failure to comply will be a $100/day charge.
No soaps, creams, oils, bubbles, lotions, food, rocks, toys are allowed in the whirlpool tub. Failure to comply will be an additional $100.00 cleaning charge and an additional night charge at the cabin as cleaning these products takes multiple hours and cycling to completely remove from the hot tub system.
Damages, Broken Items, Stained Linens or Furniture
All cabins are inspected BEFORE your arrival. Any damage found at the cabin after your check out will be charged to the credit card on file.
It is your responsibility to do a follow up inspection at your reserved cabin within two hours of arrival time listed on the reservation, & call us at 870-925-0983 if you find broken items, stained linens or furniture, appliances not working, etc… Reporting damage after your departure or after we contact you & charge you is not valid.
Stained or torn linens or furnishings will be charged at least $100.00 and can be up to the cost of equal replacement.
Cost of cleaning is included in the price paid for your cabin stay. Extra cleaning fee from $40.00 to $90.00 may be charged if cabin is not left in a “tidy” condition
Examples of “Tidy”
Trash & dirty diapers put in proper place (trash cans) & covered.
NO pet hair found on furnishings,
Dishes washed or soaking in hot soapy water.
NO cigarette butts or trash, including pet droppings found on cabin property.
Furniture not moved.
NO food left on grills, stove tops, oven or microwave
Items (non perishable) found in the cabin after your departure is kept for one week. If we have not received a call or email from you about your items they are donated to the local charities.
Shipping cost to you: $25.00 PLUS postage.
Minimum 14 day notice required on cancellations. Monies paid previous to cancellation will not be returned unless the cabin or cabins have been re-rented for the same period you had reserved them, at which time your money will be refunded less a $50 cancellation fee. Any cabins that re- rent for less time than your reservation will be prorated and refunded to reflect the difference in rental rate.
Cancellations made day of arrival are considered “NO Shows” and charged 100%.
Cancellations must be made by contacting Mike or Carolyn directly by phone at 870 925 0983. Phone messages will not be confirmation. An email from Morning View will be used as proof of cancellation.
Weather is not a valid excuse for cancellation unless stated by the National Weather Service or State Government authorities
